What is a Lawful Development Certificate — and Do You Need One?
Even if your project falls under permitted development, a Lawful Development Certificate can protect you legally. Here is why it matters — and how to get one.
You might not need planning permission, but that does not mean you have proof your project is legal. That is where a Lawful Development Certificate (LDC) comes in.
What is it?
An LDC is an official document from your local council confirming that your project meets permitted development rules.
Why would I apply for one?
– To confirm your project is legal before you build
– To reassure buyers or lenders in future
– To protect yourself from enforcement action
It is optional, but highly recommended.
How to prepare
You will need evidence: drawings, site photos, measurements, and a clear explanation of the work. Many applications are delayed or rejected because of missing details.
